Change is inevitable, but it’s how we adapt and remain true to our principles that define success. Debra has seen it all, from the days of flipping through property listing books to today’s online market. Here’s her story and what we can learn from her journey.

Debra’s Journey into Real Estate

Debra’s journey into real estate began with an unpleasant experience. She was buying her first home and felt that her realtor wasn’t really representing her. In fact, Debra and her husband ended up doing much of the legwork themselves. This frustration drove her to become a realtor who truly advocates for her clients.

In 1987, while expecting her first child, Debra took the leap. She got her real estate license and began working part-time, all while holding down a full-time job.

From that point on, her goal was clear: to help others, especially first-time homebuyers, avoid the struggles she faced.

Evolution of the Industry

Over the years, the real estate industry has undergone drastic changes. One of the biggest transformations Debra has seen is in technology.

Back in the day, realtors used massive books filled with property listings, which were updated every two weeks. If you wanted to see a property, you had to physically pick up keys from an office and return them after the showing.

Now, with online listings and electronic lockboxes, access to property information is immediate and seamless.

Another major shift is in communication. When Debra started, real estate was all about building relationships. Realtors knew each other, communicated openly, and worked together to close deals.

Today, texting has replaced many phone calls, making it harder to build those personal connections. Debra sees this change as both a gain in efficiency and a loss in the deep, team-oriented approach that used to be standard.

Then there’s the introduction of home inspections. In the early days, home inspections were not a part of the buying process. Many buyers ended up with unexpected repairs because of hidden issues. The addition of inspections has been a game-changer, protecting buyers from potential pitfalls and ensuring a smoother transaction.

Lastly, prices have skyrocketed. The average price for a first-time homebuyer was around $50,000 when Debra started. Today, it’s much higher. This drastic increase poses challenges for both buyers and sellers, requiring realtors to be more knowledgeable and strategic than ever.

Challenges and Expectations

One of the biggest challenges in today’s market is managing client expectations.

Many sellers still hold onto the high prices they saw in 2020 and 2021, expecting top dollar for their properties. Similarly, buyers often have wish lists that far exceed their budget.

Debra approaches these situations with honesty and education. She helps her clients understand current market conditions and sets realistic goals.

Debra believes in giving her clients a sense of control while basing her advice on hard data. She supports them every step of the way, whether that’s finding the right mortgage broker or navigating the closing process.

This hands-on approach helps her clients feel empowered while staying grounded in reality.

The Value of Homeownership

Debra passionately advocates for homeownership as a pathway to building long-term wealth. Renting might seem easier, but it doesn’t provide the stability and financial benefits that owning a home can offer. She explains how homeownership provides a solid foundation for families, especially those with children, by offering a sense of security and continuity.

She also addresses the common fears of first-time buyers. Many worry about the costs of repairs and maintenance. Debra educates her clients on managing and improving credit, building up savings, and using available programs to ease these concerns.

She emphasizes that buying a home is an investment in their future and encourages them to take the leap into ownership.
